Expansion of McGregor Grocery Store Development

The McGregor Executive Airport area is set to undergo a major transformation with an 88-acre tract of land on U.S. Highway 84 being sold to potential new owners who plan to develop a mixed-use project called The Concourse. The development will include a grocery store, retail shops, dining options, and various homes at different price points.

KBar Group is the proposed buyer of the vacant land, and the Dwyer family, the current owners, believe that KBar Group is the right fit for the project. The site is located within the city of McGregor but is surrounded by Waco, leading to negotiations involving both cities regarding zoning changes and infrastructure improvements.

The first phase of The Concourse will focus on the grocery store, covering over 296,000 square feet, with names like Trader Joe’s, Costco, and Whole Foods being considered as potential tenants. The developers emphasize the importance of the grocery store as a critical first step in the project’s success.

In addition to the grocery store, the development will feature a shopping center, multifamily units, office space, a hotel, patio homes, and more. The project is expected to bring new life to the area and provide residents with a vibrant and convenient place to live, work, and shop. The land is expected to change hands in July or August, marking the beginning of a new chapter for the McGregor Executive Airport area.
