Naperville Planners Approve Conversion of Former LA Fitness Building into Advocate Health Care Medical Outpatient Facility

The transformation of a vacant building in Naperville’s Freedom Commons complex into a state-of-the-art medical outpatient facility is one step closer to becoming a reality. The former LA Fitness gym at 1836 Freedom Drive is set to be redeveloped into an Advocate Health Care center, pending final approval from the City Council.

Capital Healthcare Properties, a Chicago-based firm specializing in health care real estate, will be the developer and owner of the project. The proposed facility will offer a range of services, including primary care, cardiovascular clinician offices, cardiac diagnostic services, lab and imaging, and a state-of-the-art ambulatory surgery treatment center with cardiac services.

To accommodate the new medical facility, zoning changes are required as the property was previously designated for fitness use. The Planning and Zoning Commission endorsed the zoning change and also approved a deviation to forgo an outside loading deck requirement.

If all approvals are obtained as planned, construction is expected to begin in the fourth quarter of this year, with the first patient anticipated to be seen as early as January 2026. The redevelopment project will include exterior improvements such as patient drop-off areas, parking refurbishments, and landscaping enhancements.
