Chinese private developers are facing a massive funding gap of 4 trillion yuan ($553 billion) to complete pre-sold homes, exacerbating the ongoing crisis in the real estate industry, according to a recent research report by Goldman Sachs Group Inc.

The report highlights that credit support from banks, which currently stands at 469 billion yuan, falls significantly short of the amount needed to ensure the completion of homes. As China’s real estate market continues to struggle, the impact of last year’s property easing measures is fading, leading to a further deterioration in industry metrics and stretched funding conditions for developers.

Analysts warn that the housing sector has not yet hit rock bottom and stress the need for government intervention to improve developer funding conditions and stimulate housing demand. However, large-scale government plans to address these issues would come at a substantial cost, exceeding the current funding arrangements.

China is grappling with an oversupply of housing, particularly in smaller cities, and efforts to reduce inventory levels to those of 2018 would require a significant investment of 7.7 trillion yuan. The government is reportedly planning to increase the share of public housing to at least 30% of the nation’s total housing stock, with estimated costs ranging from 4 trillion to 6 trillion yuan in tier-1 and tier-2 cities alone.
